Buying A Home

Buying a new home is probably the biggest investment you’ll ever make. It’s a decision that will affect you for years to come. The process can be extremely stressful and confusing. Of course, there is always considerable risk involved while making such a large purchase decision. A professional inspection will significantly reduce your risk and help make the entire home purchasing process easier and less stressful. We really enjoy helping our clients in this process. The process can be stressful. A home inspection is meant to give you peace of mind. At Empire Plus Home Inspections Services will provide you this peace of mind with their expertise and knowledge to guide you in the right direction. The process will include a written report, checklist, photographs, advice that the inspector himself says during the inspection.

Your inspection will be maintenance recommendations, life expectancies and minor imperfections. The majority of the issues that will be covered are the following:

  1. Major defects. An example of this would be a structural failure.
  2. Things that lead to major defects. For example, a small roof-flashing leak.
  3. Safety hazards, such as an exposed, live buss bar at the electric panel.

Anything in these categories should be addressed.

Often a serious problem can be corrected inexpensively to protect both life and property (especially in category 2) and most sellers are honest and are often surprised to learn of defects uncovered during an inspection. Realize that sellers are under no obligation to repair everything mentioned in the report. No home is perfect. Keep things in perspective. It is inappropriate to demand that a seller address deferred maintenance, conditions already listed on the seller's disclosure.
